How monthly reports are sent
  1. The manager finds tenants, signs leases, collects rent and deposits, and pays the owner on the agreed day after deducting fees.
  2. The manager holds deposits and settles them on hand-back.
  3. Repairs above the limit need the owner's approval first; emergencies may be fixed first and reported after.
  4. The manager sends a monthly income and cost report with copies of receipts.
  5. The manager may list the property for rent on the owner's behalf and is responsible for what it publishes.
  6. Either side may end this with ____ days' written notice; on ending, leases, deposits, keys and accounts are handed over.
