Terms

1. The tenant pays rent by the due day; if more than 7 days late, the landlord may give written notice.
2. The deposit secures rent and damage, is not used as the last month's rent, and is returned without interest within 30 days after hand-back, less unpaid charges and damage beyond normal wear.
3. The tenant takes good care of the property and does not sublet, change its use or renovate without the landlord's written consent.
4. The landlord repairs structure, plumbing, wiring and original equipment that fail naturally; the tenant pays for damage caused by misuse.
5. The landlord gives the tenant notice before entering, except in an emergency.
6. Either side ending the lease early gives ____ days' written notice; the early-termination charge is ____.
7. At the end, the tenant returns the property in its original state (normal wear excepted) with keys and equipment per the inventory.
8. The tenant follows the building rules. Matters not covered follow the laws of the Kingdom of Cambodia, by discussion first.
